THE TIMES SQUARE THEATER (PART I of III) Following decades of neglect, conversion, and demolition, in the late 80s, Times Square theaters began a revival that ignited the resurgence of the district. Many of the remaining theaters were landmarked and eventually restored or repurposed. One of these original opulent theaters that solidified Times Square as the city’s theater district narrowly averted multiple demolition attempts but failed at adaptive reuses for three decades. Today this legendary but forgotten theater is undergoing a dynamic multi-level renovation by @stillmandevelopment. The Times Square Theater opened in 1920 on West 42nd Street and Seventh Avenue with production The Mirage. The theater had many successful shows over the decade before going bankrupt during the Great Depression. In 1933 the Times Square presented its last live performance and the theater was leased to a new management company, who converted it to show low-budget sensationalist and exploitative films known as “grind-house.” Many other Times Square theaters faced the same fate during the Depression, with conversions to movie theaters, night clubs, and music venues. Despite the decline in programming, the films kept the Times Square Theater’s doors open when other theaters in the neighborhood faced an even worse fate; demolition. In 1946 the owner of the Times Square and surrounding five properties sought to demolish the row of buildings to make way for a skyscraper hotel. Check back tomorrow for Part II. Before the FDR Drive and East River Park A very rare view of the east side of Manhattan in 1937, looking north from Delancey Street at what is today's East River Park and the FDR Drive. The photo shows the city's waterfront in the midst of a transformation, with 1.5 miles of piers, warehouses, and docks demolished to build the new park on landfill, creating the largest open green space on the Lower East Side. Governor Cuomo has announced plans to begin construction next month on a new "world class" entrance to Penn Station and a larger LIRR concourse. The renovations, which will total $600 million, are part of the larger Penn Station plan that includes better access points, improved pedestrian flow, and the new Moynihan Station, currently under construction in the Farley Post Office across Eighth Avenue. The new entrance at Seventh and 33rd will function as the main entry point for the station leading to an open, airy atrium for the LIRR and subway. But renovations are only renovations – a bandaid solution for the most hated space in the city. Penn Station is the nations busiest train hub and needs to be completely rebuilt, not just renovated with a fancy new entrance. Madison Square Garden must relocate when its lease expires in 2023 so the long term needs of Penn Station can be seriously addressed. The reality of a relocated Garden and new Penn Station after spending $600 million on a new entrance is sadly seeming less and less possible. The skylight of the $4 billion Calatrava-designed WTC Oculus is leaking, forcing the Port Authority to patch up the leaks with flex tape. This past winter the Port Authority spent a whopping $30,000 on tape to seal the leaks in the 355-foot skylight. The $32 million dollar skylight is retractable; designed to open on September 11th each year and illuminate the space with sunlight during the times the planes hit the Twin Towers. We recently had the pleasure of touring the old City Hall subway station. The first #subway line opened in 1904, with the City Hall station as the crown jewel of the system - the first station built and the site of the opening ceremony where the first train departed. The station featured skylights, #Guastavino tiling, colored glass, vaulted ceilings, brass chandeliers and plaques commemorating the opening. Unlike the other 1904 stations, #CityHall was built on a curve (seen above) and could only accommodate five-car trains. As the system expanded with larger trains, the station was eventually closed down in 1945. The #TransitMuseum and #MTA restored the station during the system's centennial and there was talk about making it an extension of the museum, but the station is directly under City Hall and therefore a security risk if opened to the public. Today the 6 train still uses the loop to turn around (see map above) and riders who remain on the train after the #BrooklynBridge - City Hall (final stop) can see the original station through the windows. The station's chandeliers are rarely lit up, so check it out on a sunny day when the light is coming through the skylight.

The marble lions guarding the New York Public Library's Beaux-Arts Fifth Avenue Branch are some of the most iconic figures in the city. Originally named Leo Astor and Leo Lenox, after The New York Public Library founders John Jacob Astor and James Lenox, During the 1930s, Mayor Fiorello LaGuardia named them Patience and Fortitude, for the qualities he felt New Yorkers needed to survive the Great Depression depression. These names have stuck over the decades the test of time: Patience still guards the south side of the Library's entrance (first photo above pictured in the 1940s) with Fortitude (second photo in a snow storm, 1940s) on the north side.
